Note: We are sorry but we do not currently rent properties to
Housing Benefit Claimants.
A fee is due to this company prior to the start of the tenancy to
cover the tenant's share of administration costs, including:
referencing & credits checks, part of the preparation of the tenancy
agreement and the check in and check out procedures.
For individuals this is currently £125.00 + VAT
for the first applicant and £30.00 +. VAT, for each
additional applicant or Guarantor.
For a corporate (Ltd or
PLC) application we will arrange a Contractual Tenancy Agreement and
the fee is £150.00 + VAT.
We also require a
holding fee to reserve the property, equivalent to one month's rent.
Note: The holding fee will become security upon signing by
all parties of a tenancy agreement. If the landlord has requested a
higher deposit then the balance will be due prior to the start of a
tenancy.
At this stage all applications will still be subject to
contract.
Note: If the Tenant decides not to proceed for any reason,
part or all of the application fee may be retained to cover the
costs involved. Upon receipt of the holding fee we will take the
property off the market for 28 days from receipt of the fees.
Assuming the application is successful, the applicants must be
prepared to sign a tenancy agreement dated within 28 days from
receipt of the application, or the holding fee will be forfeit and
the property offered to someone else.
Upon receipt of suitable references and credit checks we will obtain
the landlord's approval of the applicants.
The total amount payable at the start of a tenancy will therefore
be:
Admin fee + holding fee / deposit (usually equivalent to one month's
rent) + one months rent in advance.
As an example for a single applicant on a typical property with a
rent of £650 pcm. The amount required prior to the
start of the tenancy will be:
£146.88 + £650 + £650 = £1,446.88
Notes:

All fees above must be paid and cleared before the tenant can
move in. We can not accept Cash or Credit Cards for either rent
or deposit payments.

Once the deposit is paid the property will be taken off
the market and the deposit is non returnable if the tenant pulls
out. It is returnable if the Landlord or Agent rejects the
Tenants's application for any reason.
NOTE
ON TENANT DEPOSITS:
Once the tenancy
agreement has been signed and the holding fee becomes the deposit or
the full security deposit is received. We will send the Tenants
deposit to the Tenancy Deposit Scheme within
14 days of receipt.
This complies with the latest tenancy deposit regulations.
