and management options for landlords in Leamington,
Warwick, Kenilworth and surrounding Warwickshire and Coventry areas.
We believe our services will cover all your requirements but we take
pride in being flexible and can adapt them to suit your specific
needs.

Management
Tenant Finder Service:
Our Tenant Finder
service is ideal for experienced landlords that do not mind
dealing with tenants but wish to benefit from our extensive
marketing, credit check process, accompanied viewings and a
professional Inventory. We take care of every aspect of finding
a tenant until they move into your property for one fixed fee.
This service includes:

Visiting you at your property, and providing a FREE no
obligation Market Appraisal and any other advice which you may
require about letting your property.

FREE advice on compliance with the various safety regulations
and latest legislation.

Locating suitable tenants. Initially we will try and match your
property to our database of waiting tenants. Your property will
then be advertised in the local press as well as extensively on
the internet including on: rightmove.co.uk, propertyfinder.com
and on our popular website. We also have excellent contacts with
various company and other establishment personnel departments.

All tenant viewings are accompanied to ensure a consistent,
professional presentation of your property.

Obtaining and evaluating references and credit checks.
-
Collecting a deposit (bond) and the first months
rent payment from the tenant.
-
Paying the deposit into the Government appointed
Deposit Protection Scheme (DPS) within 14 days of receipt as
required by the latest tenancy deposit regulations.

Preparing an inventory and schedule of condition.
-
Checking the tenant into the property and
agreeing the inventory.
-
Preparing a suitable tenancy agreement and associated
documentation and arranging signature by the tenant.

Meter readings and transfer of utility bills into new tenants
name

Liaising with you and the tenant at the end of the tenancy to
arrange return of the tenants deposit from the DPS. Note: DPS
provide a free arbitration service.
After check-in, the agency has no further involvement with the
tenant during the tenancy.
Managing the tenancy, including the maintenance and rent
collection, will be the responsibility of the landlord at all
times and the tenant will contact the landlord if they have any
issues.

- NO FEE policy.

Tenant Finder Plus Service:
This popular service
fits neatly between a tenant finder only and fully managed
option. It is perfect for Landlords that live close to their
property and are able to supervise maintenance and repairs, or
have newer properties, that will need little maintenance during
a tenancy. It is also ideal for those that would like us to deal
with issues of rent collection and liaising with the tenant at
the beginning and end of a tenancy. The Tenant Finder Plus has a
lower initial finder fee, then a monthly payment which is lower
than the full management fee. It has the added benefit that if a
tenant moves out within 12 months, we will not charge the
initial finder fee again, providing the landlord retains our
services for the next tenancy (the ongoing monthly payments
apply for the second tenancy).
This service includes:

tenancy and supervising either a continuation, if agreed, or
termination of the Tenancy Agreement.

Checking the tenant out of the property at the
end of the tenancy and check and agree the Inventory and
Schedule of Condition with the tenant.

Liaising
with you and the tenant at the end of the tenancy to arrange
return of the tenants deposit from the DPS or payment of any
dilapidations. Note: DPS provide a free arbitration service.

Find a new tenant without charging a second
finder fee if the first tenancy ends within 12 months (Max 2
tenancies in 12 months. Ongoing monthly fee applies during
second tenancies. Future tenancies are charged at full rates)

In the rare event of a problem for example with
rent arrears, or any other breach of condition of the agreement,
we can take the appropriate initial action in an effort to
remedy the situation (please note rent arrears and tenant
eviction are the landlord's responsibility).
After the tenant is checked in, managing the non financial
aspects of the tenancy, including the maintenance is the
responsibility of the landlord. The tenant will contact you if
there are any issues with the property.

Full Management Service:
This is a
comprehensive service covering all aspects of letting and
managing your property. It is ideal for Landlords that want a
completely stress free letting process and is perfect for those
that do not have the time to deal with issues that may arise
during the tenancy, such as repairs and maintenance. It is also
ideal for landlords that live abroad or some distance from the
property.
The service includes:

For a
Full Management Service for
any type of smaller property with up to 2 bedrooms we charge a
simple flat rate monthly, depending on
the size of the property. For Houses and other
properties with 3 bedrooms or more, we charge a competitive
commission. (see table below).

The fees in the table above
include VAT unless stated.
* Please note for Flats or Apartments of any
size, the maximum we usually charge is £69.99 pcm (even if
it has more than 2 bedrooms).
There are no set up fees or
additional, hidden charges and we do not charge additional fees for tenancy
renewals, or new tenancy's. Therefore, there is nothing to
pay until the tenant moves in and we operate a NO LET - NO FEE
policy.
The management fee is taken monthly
from the tenants rent payment before passing the balance to the landlord.
The payment stops if the tenant moves out and only starts again when a new
tenant moves in - simple!
Note: all fees and services listed are for a typical Assured
Shorthold Tenancy Agreement and all service and fees are subject to change
at anytime.
