solely to letting property. Unlike Estate Agents that have a small lettings
department, we concentrate entirely on lettings. Therefore, our staff,
marketing budget and entire focus is placed on finding tenants for your
property and managing the tenancy process. We rely on repeat business and

(NALS) and comply with their requirements to hold Client Money
Protection and Professional Indemnity cover as well as following their
strict guidelines and accountancy practices.

staff take Association of Residential Letting Agents (ARLA) exams and
maintain individual memberships.

We use the latest property database software allowing us to
match your property with waiting tenants, as soon as it is registered with
us. The same software allows us to upload your property to the biggest
property portal websites and therefore an international customer base within
24 hours.
Property information with full details, photos and floor plans
are usually on our own website the same day and in the local
papers by the next edition.
We will also place our distinctive "To Let" board at the
property with your approval.
Gone are the days when people visited high street branches to
look at a few faded property details in each window! Today
people search for properties online and can narrow down their
search to a specific price, type and area. As the most forward
thinking agent in the area we have positioned ourselves to have a huge internet presence allowing us to reach customers
from all over the world. Applicants often register their details
with us before they move to the area or even the country. We
spend a lot of time and money on optimising our website for the
major search engines to ensure it remains near the top for all
popular keywords. We advertise on the top ranked property
portals and all their partner sites to ensure your property is
seen by anyone looking for similar properties.
Although press advertising is diminishing as
more and more people use the internet to search for their next
home, we still regularly advertise in the local property press
to ensure our brand stays in the public eye.
We also have a proactive approach, so if a property has been on
the market for longer than usual we will actively review it. We
will re-assess the marketing details, condition and price of the
property and discuss it with you.

We always aim to build long term relationships with our
clients, which is a benefit to both parties. This relationship often starts
with our free advice to Landlords considering entering the Buy to Let market
or our free, no obligation market appraisal of the property. We provide
regular (and honest) feedback on viewings and on tenants comments about the
property. We will also contact you quickly regarding any issues during the
tenancy. In addition, if we are managing the property we will keep you up to
date on any changes to regulations affecting property letting.

Tenant Finder:
Being Landlords ourselves we have carefully considered what a fair price to
pay for a Tenant Finder Service would be. Most Letting Agencies charge a
percentage commission for this type of service. This means you would be
paying based on the rental value of the property and not the amount of work
involved for the Agent! We believe our Flat Fee structure is fairer.
Full Management:
We also consider that the management of most smaller properties up to 2
bedrooms does not vary that much and have, therefore, extended our Flat Fee
structure to these properties too. For larger properties with 3 bedrooms or
more the range of rental prices is too large for us to advertise one Flat
Fee for all, so we charge a very competitive commission instead.
All our services are inclusive, there are no additional charges or hidden
costs for items such as inventories or tenancy renewals.
We also offer a range of discounts for Landlords that
register a portfolio of properties with us and a Loyalty Discount for those
that retain our services for more than 12 months.
In addition, we can tailor any of our services to
specifically meet your requirements.

We are open six days a week and offer accompanied viewings as standard. We
also arrange viewings outside office hours by appointment so tenant's always
get a viewing to suit their schedule. Email messages are monitored 7 days a
week.
